New constructions, old mistakes. When a brand-new home is poorly designed, you risk making a bad investment. Through careful consultation and an alternative design, we were able to restore the property’s potential and maximize the client’s investment.

Project description
Often, builders simply follow a program or work through a checklist to present a property to buyers with certain statistics, while completely neglecting the quality and functionality of the spaces. There is a lack of critical and architectural thinking, which is essential for properly planning spaces and creating liveable, comfortable environments.
Thanks to a careful analysis of the builder’s plans and the commercial floor plan, we were able to identify numerous errors that would have wasted the home’s potential. Together with the client, we developed an alternative design that optimizes the use and functionality of the spaces, while also paying attention to design and aesthetics.
/ squeezing the sofa into a corner of the living room, five and a half meters away from the television;
/ a dining table placed in the middle of no man’s land and right in front of the front house door;
/ a cramped kitchen with little counter space; bathrooms with narrow passageways and an extremely inconvenient layout;
/ omissions of existing structural elements to create the illusion on paper that the spaces are more functional
/ and the list goes on…
No, we’re not talking about an old house, but about an expensive, prestigious new construction.
When the client came to us asking us to analyse the house they had bought on project, we told them they had made the best choice they could. Unfortunately, not everyone takes such a critical approach or thinks to consult the right professional.
We started from scratch and redesigned the entire apartment together with the client:
/ Mood boards featuring styles and types of atmospheres
/ Mood boards of materials and colours
/ Concept floor plan considering different options
/ Final design with materials shown in floor plans and sections
/ Construction drawings with layout markings and instructions for the builder
Step by step, through an iterative process with continuous feedback, we were able not only to optimize every aspect of the apartment and correct its flaws, but also to customize it according to the client’s needs and tastes.
Now the kitchen opens onto the living room, with no more dividing walls: the spaces are defined in a fluid way thanks to the elements placed within them, their shapes, and how they are arranged. Thanks to this change, not only does the room feel more spacious and brighter and interact more closely with the large terrace, but the kitchen space itself has also been expanded, with more counter space and cabinets, and it flows seamlessly into the living room, making it easier for people to gather and socialize in daily life.
Another substantial improvement is the layout of the bathrooms, which is rational and elegant, allowing for better use of space and, consequently, greater comfort. The shower is larger, and there is also space for a large bathtub.
The three bedrooms have been redesigned and improved based on the client’s specific needs. All technical and utility systems have been reconfigured to accommodate the new layouts and allow for appropriate flexibility in the future.
We also analysed the construction company’s specifications in detail and identified shortcomings, particularly in the electrical and lighting systems. To prevent the buyer from ending up with new but under-equipped rooms, we proposed an alternative design with clear instructions for both the client and the contractor, ensuring the creation of a home that meets the demands of contemporary living.
In conclusion, the client was able to request the implementation of all the changes planned by Unless, which also liaised directly with the builder to provide clarifications and finalize all the details during the project’s execution.
The result is an apartment where the client can live happily, knowing they’ve got the best out of their investment, and enjoy a comfortable everyday life with their family. It’s a modern, well-designed apartment—functional and striking—that can one day be resold easily and with a good financial return.
